Stretford Mall Revitalisation September 2025 Update
Stretford Arndale, now known as Stretford Mall, is undergoing a significant transformation to revitalize the town centre and enhance the community’s experience. As of September 2025, notable progress has been made in various aspects of the redevelopment. However, the finish line is still not in sight.

This development marks a new chapter in the history of Stretford Arndale, reflecting broader trends in urban regeneration and community-focused redevelopment.
Latest Updates on the Redevelopment
King Street Transformation
The removal of the mall’s roof has opened up King Street, creating an inviting streetscape. New shop units of varying sizes are under construction, featuring stylish brickwork and large glazed facades along King Street and Pinnington Lane. These units are designed to accommodate a diverse mix of businesses, with retailers set to begin their unique shop fit-outs soon. Once completed, King Street aims to become the vibrant heart of the town centre, offering spaces for socializing, shopping, and essential services.
First-Floor Retail Spaces
Construction is underway for a new first-floor area on King Street, intended for service-led retailers such as beauty salons and barbershops. This space will be accessible directly from the high street via stairs or a lift and will feature a domed glass roof to provide ample natural light.
Home Bargains Renovation
The Home Bargains store on Pinnington Lane has temporarily been closed down and is receiving a new shopfront in preparation for a comprehensive internal refurbishment. The store did schedule a closure on February 15th for a six-week transformation, promising customers a refreshed shopping experience upon reopening.
Update April 2025. Home Bargains continues to remain closed, leaving many local shoppers frustrated by the ongoing lack of access to one of the mall’s key retailers. With no clear reopening date in sight, foot traffic remains skeleton-like throughout much of the centre, dampening the overall atmosphere and slowing momentum for surrounding businesses. We will keep you updated on the reopening and works progress.
Update May 2025. As of this month, Home Bargains at Stretford Mall remains closed, with no confirmed reopening date. The delay follows the earlier discovery of additional refurbishment works, which has pushed back the original schedule announced in March. While this has been disappointing for many local residents and shoppers, wider regeneration efforts across the mall continue to progress, including upgrades to King Street and the multi-storey car park. We’ll continue to keep you informed with the latest developments as they happen—stay tuned for future updates as part of our ongoing coverage of the Stretford Mall revitalisation.
Update June 2025. Home Bargains continues to remain closed, with no official updates on reopening. The situation appears to be worsening, as more retailers are shutting their doors. This month, it was announced that Shoe Zone will also be closing in September, adding to growing concerns about the future of the shopping centre and the impact on the local high street.
Update July 2025. Quality Save remains closed with no clear reopening date, leaving a major gap in the centre’s retail offer. The picture for the front-facing units of Stretford Mall also continues to decline, as more shops have shut their doors this month. With several vacant units now visible along Chester Road, concerns are deepening about falling footfall and the long-term sustainability of the high street, despite recent investment in King Street and the public square.
Update August 2025. Home Bargains, now appears to have a new premises outside of the main Arndale and no longer under the enclosure of Stretford Arndale. It remains closed despite visible refurbishment works. While there are signs of activity, there is still no indication of when the store will reopen.
Shoe Zone: positioned at the front of the Arndale, has confirmed it will not be renewing its lease, marking yet another retailer exiting the centre. The exterior improvements to the Mall continue to give the high street a modern, contemporary look, but the loss of key tenants raises ongoing questions about its long-term retail mix
Nationwide: is also undergoing refurbishment, adding to the list of unavailable services within Stretford Mall. While the upgrade may bring long-term benefits, the temporary closure is causing inconvenience for regular visitors.
Multi-Storey Car Park (MSCP) Upgrades
Enhancements to the MSCP include a more efficient internal ramp entrance, upgraded lighting and security features, and a bold yellow render on the stair tower to serve as a town landmark. The first-floor resurfacing has been completed, and the revamped car park is expected to reopen in late summer, offering a brighter and improved parking experience.
Benefits to Businesses and Residents
The redevelopment is poised to offer several advantages:
- Economic Revitalisation: By attracting a diverse range of retailers and service providers, the project aims to boost local commerce and create employment opportunities, stimulating economic growth in the area.
- Enhanced Public Spaces: The introduction of open, well-designed public areas, such as the new public square on King Street, is set to improve the quality of life for residents. These spaces are thoughtfully designed to host community events and provide welcoming areas to meet, relax, and enjoy.
- Improved Accessibility: Upgrades to infrastructure, including the MSCP and pedestrian routes, aim to make the town centre more accessible and user-friendly for both residents and visitors.
Challenges During Redevelopment
Throughout the transformation, Stretford Mall has experienced a “skeleton-like” appearance, with vacant units and ongoing construction affecting its aesthetic appeal. This environment has led many customers to shop elsewhere, presenting a significant challenge in rebuilding foot traffic and trade once the redevelopment is complete. The prolonged construction period has also tested the resilience of existing businesses, requiring them to adapt continually to changing conditions.
Conclusion
The redevelopment of Stretford Arndale into a modern, vibrant town centre holds immense promise for rejuvenating the local economy and community spirit. While the transition phase poses challenges, the long-term benefits for businesses and residents are substantial. With a focus on sustainability, connectivity, and community engagement, the project aspires to transform Stretford into a thriving hub that honors its rich history while embracing future growth.
